Property Access

• Private lake access with its own boat slip.
• The exterior of the home and parking area is monitored by security cameras.
• The driveway and entry are monitored by security cameras for safety. There are no cameras near the decks or hot tub.

Policies and Rules

• No pets allowed. This property does not permit pets anywhere in or on the premises at any time, including outdoor spaces. Bona fide service animals with appropriate certification may be permitted, and the presence of a certified service animal must be disclosed prior to check-in. Misrepresenting a pet as a certified service animal is a crime under Tennessee law. Guests who bring a pet to a no-pet home will be subject to a non-refundable $500 extra cleaning fee to remove pet hair and dander and clean carpets and upholstery.
• No smoking allowed in the home or on the premises.
• Must be at least 25 years old to reserve. This person is required to be one of the persons staying in the property for the reserved dates.
• Guest is responsible for any damages caused by intentional (non-accidental) actions.
• No parties or gatherings above the posted occupancy allowed. Keep outside noise respectable.
• Minimum age: 25 years.
• Children allowed.
• No events allowed.
• Host is not responsible for items left in the home.
• 4WD/AWD and/or chains required during times of snow/ice for all mountain homes. It is your responsibility to come prepared for winter weather. No refunds are given if you are not prepared for winter weather.

Fees and Payments

• Firewood for the outdoor firepit may be purchased with a week's notice or at the time of booking. You receive two wrapped, kiln-dried bundles and a fire starter for $25 plus tax.
• Guests who bring a pet to a no-pet home will be subject to a non-refundable $500 extra cleaning fee to remove pet hair and dander and clean carpets and upholstery.

Cancellation Policy

• Bookings canceled 60+ days before arrival will receive a refund of the deposit.
• Bookings canceled between 31-59 days before arrival will receive a refund of half of the deposit.
• Bookings canceled within 30 days of arrival are not entitled to a refund unless the reservation dates are rebooked to another guest.
• All bookings are subject to a $50 cancellation fee.

Utilities and Amenities Access

• The kitchen is well-stocked with utensils and cooking basics.
• There is a starter set of paper products at the house: a roll of toilet paper per bath, a couple garbage bags, a small vial of dishwashing liquid, a few tablets of dishwasher detergent, some laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and some makeup remover cloths. There are enough of these items for one night, or maybe two.
• Towels, bed linens, high-speed internet, clothes washing machine, clothes dryer, dishwasher, toaster, oven, stove, pool table, hot tub, microwave/convection oven, refrigerator, ironing board and iron, and free parking are provided.

Discounts

• Guests returning to Sweet Water Escape may receive a discount of 10% to the room rent, not to be combined with other discounts to the rent.
